Welcome to Vantage Pointe. All owners, tenants, and guests are required to comply with these rules to ensure the safety, security, and enjoyment of the community.

The use of the condominium property is subject to the Declaration, Bylaws, and Rules & Regulations as adopted by the Condominium Association and in accordance with applicable Florida law, including Florida Statute 718.

Office of the Manager

Monday to Friday 8:00am – 4:00pm

  • Closed for lunch between 12pm and 1pm
  • Located in the clubhouse (off the pool deck)
  • Registration for owners, renters, and guests
  • Emergency contact info collection
  • Parking pass distribution
  • Facility access
  • The Office is closed on weekends and holidays
  • All owners, renters, and overnight guests must register in the Manager’s office
  • Parking permits are distributed to those who are registered
  • Parking permits must be displayed on the dashboard of your vehicle
  • Unregistered users may be denied facility access and have vehicles towed
  • Back-in parking is prohibited – vehicles must face forward in parking spots
  • Quiet hours: 10:00 p.m. – 8:00 a.m.
  • Keep all music, TVs, and instruments at a considerate level
  • Smoking prohibited in common areas
  • Common areas include the elevators, Club house, bathrooms, fitness room, offices and laundry facilities

  • Clubroom for residents only; no commercial use or private parties
  • Lounging in wet swimsuits prohibited
  • Showers only for sauna, gym, or pool users
  • Electrical equipment in bathrooms prohibited

  • No lifeguard; swim at your own risk
  • Gates must remain closed; allow only registered users
  • No glass containers of any kind
  • Shower before use
  • Food/drinks prohibited; use tables near barbecue area
  • Diving prohibited 
  • Proper swim attire required
  • Infants must wear swim diapers
  • Floats/toys prohibited; noodles allowed 11:00 a.m.–12:00 p.m. for exercise only
  • Lap lane rope must be replaced; do not hang or stand on it
  • Children under 12 must be supervised
  • No running or horseplay
  • Low-volume, battery-operated radios only; no electrical equipment

  • Shower before use
  • Food/drinks prohibited; use tables near barbecue area
  • Children under 7 prohibited
  • 30-minute time limit per adult

8:00am – 10:00pm

  • Sign up on bulletin board in Fitness room
  • Do not remove hot coals; maintenance disposes
  • No glass items
  • Return umbrellas to exercise room
  • Use only approved starter fluid; no paper

8:00am – 10:00pm

  • Children under 16 must be supervised by their parent or guardian

8:00am – sundown

  • Court shoes & athletic clothing required
  • Gates closed; allow only registered users
  • Only tennis/pickleball allowed; no ball hitting walls

8:00am – sundown

  • Equipment in exercise room; return after use
  • Do not take to units
  • No walking on courts
  • No hanging items over railings or facades
  • Clean responsibly; do not drop debris
  • Umbrella & furniture rules by floor
  • Hurricane shutters: ivory only; fully open or closed
  • Carpet rules; owner responsible for balcony floor repair
  • Remove furniture during hurricane season
  • Park within lines, ~10 inches from curb; no backing in
  • Display car tag; towing enforced
  • Passenger vehicles only; no commercial vehicles, boats, trailers, motorcycles
  • Off-season parking rules; provide keys to Manager
  • No washing with soap/chemicals; no mechanical work
  • No pets allowed on property
  • Trash in sealed bags; flatten boxes
  • Large items require $20 fee & Manager notification
  • Follow recycling rules; fines for misuse
  • Dumpster chutes: 10:00 p.m. – 8:00 a.m. prohibited
  • Keep lobbies, stairways, vestibules clear
  • Entrance doors must remain closed
  • Keep unit hallways clean
  • Roof access restricted to insured/bonded personnel
  • Full set of keys in office for emergencies
  • Lockouts: $5 first, $10 thereafter
  • Pool, tennis, laundry require keys; owners must provide to tenants
  • Minimum rental: 1 month; one renter per 30 days
  • No subletting
  • Fire detectors must be functional
  • Owners responsible for renter compliance
  • Non-compliant renters may be removed
  • No personal grills or balcony cooking
  • Units are residential only; no business activity
  • Construction/signage/modifications require Board approval
  • Pest control must be allowed; alternative methods require documentation
  • Energy conservation: turn off lights & equipment
  • Report violations to Management Office
  • Fines: $10 first offense, $100 second
  • Attorney referral if unresolved
